A deposit is part of your rental agreement and is held by LIV Residential during your rental period.
The deposit serves as security for unpaid rent or potential damages to the property at the end of the lease.
How much deposit do I need to pay?
In most cases, the deposit equals 1 month’s rent (including service costs and advances).
In the following situations, the deposit is usually 2 months’ rent:
Independent entrepreneurs
Tenants with a foreign home address
Tenants who have lived in the Netherlands for less than 2 years with a residence permit
LIV Residential may adjust the deposit amount depending on your situation and the documents provided.
Can I use my deposit to pay rent?
No, the deposit cannot be used to pay rent or other charges during your rental period.
Can I change the account number for the refund?
No, the deposit will always be refunded to the bank account known to LIV Residential.
When will I get my deposit back?
After moving out, your deposit will be refunded based on the condition of the property and any outstanding payments.
Within 14 days
If:
The property is delivered in good condition
There are no outstanding payments
Within 30 days
If:
The property is not delivered according to the agreement
There are damages or cleaning required
There are rent arrears
Any costs for repairs or outstanding payments will be deducted from the deposit.
Inspection at check-out
During the check-out, the condition of the property is assessed.
Based on this inspection, it will be determined whether any costs need to be deducted from the deposit.
