Are tenant-installed modifications part of the rented property?

No, tenant-installed modifications, such as an attic, bidet or mezzanine, are not considered part of the rented property. This is applicable where such changes were made independently by the tenant without prior agreements integrating them into the lease terms. A signed approval of LIV Residential is required for these modifications. For example, a self-installed attic/mezzanine is excluded from the definition of the rented premises.

Can a tenant remove self-installed modifications?

Yes, tenants are generally allowed to remove modifications they have installed themselves, provided this does not cause damage to the original property. For instance, if you installed an attic or mezzanine, you are permitted to remove it at your discretion. It is always a good idea to inform your landlord before undertaking such actions to ensure a smooth process.

Will a self-installed modification be part of the rented property?

It depends on the approval of LIV Residential if the modification will be part of the rented property. LIV Residential is most likely not to approve on bigger modifications, since the quality and safety cannot be guaranteed if performed by tenants or an unknown contractor.
