Conditions for termination of rental property

The rental agreement for a home can only be canceled after you have rented for at least one year (12 months). The notice period is at least one calendar month; your rental notice must be submitted no later than the last day of the current month to terminate the lease by the end of the following month. Once submitted, the termination becomes binding and cannot be withdrawn unilaterally by the tenant.

Example: are you canceling the rent on November 15? Then you will be responsible for rent until December 31, as the termination takes effect at the end of the following calendar month.

Rental termination is not without obligation; Once you have terminated the lease, it cannot simply be withdrawn unilaterally by you. You can simply terminate your lease agreement via the online form After termination, the apartment must be vacated and cleaned before the specified termination date. A final inspection will be conducted by LIV Residential, and the security deposit will be returned upon satisfactory inspection.

1. Can I end my tenancy mid-month and only pay for the days I occupied the apartment?

No. The notice period requires a full calendar month. If your notice is submitted mid-month, rent is payable through the end of the following calendar month. For instance, notice given on November 5 will mean rent is due until December 31.

2. When do I need to submit notice to terminate my agreement?

Notice must be submitted through the official LIV Residential online form no later than the last day of the current month to take effect by the end of the following month.

Partner/cohabiting

If you are married or if the rental agreement is also in your partner's name, this rental notice must be signed by both.

Acquisition of inventory and viewing of home

You may have inventory to take over, such as a floor or curtains. We offer you the opportunity to offer this to the potential new tenant without the intervention of LIV Residential. We ask you if we can share your email address and telephone number with the potential new tenant. After approval, the potential new tenant can contact you by telephone. Is there no new tenant or do you not want your contact details to be shared? The home must then be delivered empty and in accordance with the requirements.

Parking spaces, parking boxes and storage rooms

Terminating the independent living space automatically means that the associated parking spaces, parking boxes and/or storage areas are also terminated, collectively referred to as the 'rented property'.

Do you only want to cancel the rental of your parking space, parking box or storage room? Then it matters whether it is part of 'the rented property', i.e. inextricably linked to the rental of your home. If this is part of the rented property, you cannot cancel it separately.

Do you have a separate rental agreement for your parking space, parking box and/or storage room? Then you also have to deal with a notice period of at least 1 month, whereby you can cancel the rental on the last day of the month.

Example: are you canceling the rent on February 12? Then you can terminate and leave by at least March 31 to align with the main lease termination timing.
