If you have a lease agreement for at least 1 year (12 months) and you decide to terminate it within this period, you are still liable for fulfilling the obligations under the lease agreement, including the monthly rent payments, until the contractual end date.
In principle, it is not possible to terminate the lease early. There is a contractual obligation of up to 12 months.
