How often are meetings held?
A VVE meeting is held at least once a year, or more often if necessary. With this, all owners within a building come together to discuss the preservation of the homes. Naturally, LIV Residential is also present at the VVE meetings and represent the interests of the tenant and LIV Residential.
What topics are discussed during an HOA meeting?
Topics discussed during a VVE meeting are:
The maintenance of the general parts and areas of the residential building (such as the roof, entrance and building insurance)
The financial statement of the past year. The service costs that you pay as a tenant are part of this
The financial budget for the coming years. What will the contributions be in the coming year so that the VVE can continue to meet its financial obligations?
The technical budget for the coming years. Which parts of the building need attention and how much will this cost? This also influences the financial contribution that is made.
As a tenant, can I participate in an VVE meeting myself?
As a tenant you cannot participate in an HOA meeting yourself, as it is a meeting with the owners. As a tenant, you can submit suggestions to your manager, which will be submitted on behalf of LIV Residential at the VVE meeting.
Who makes the decision in a VVE?
Every VVE has a VVE board, which is the point of contact on behalf of the VVE. The board also takes the initiative in drawing up budgets, proposals for meetings and takes minutes.
Every decision made in a VVE is voted on by every owner. It may well be that some owners are in favor of a proposal in question, while other owners are against a proposal. In this case, votes are counted and the answer with the most votes counts. We therefore cannot make any promises in advance about ideas submitted on behalf of the tenant or about the VVE contribution.
The VVE may also draw up rules or internal regulations. All tenants of the residential building must adhere to the decisions taken by the VVE.
