Personalising a Guest App page happens on two levels, and they are worth keeping separate in your head.
Branding is how the page looks: your colours, fonts, and images, applied so a guest recognises it as yours rather than as software.
Content personalisation is who sees what. Rather than one page trying to serve everybody, you build several and send each one to a different audience.

Branding a page
Each component you drag onto a page can carry your own colours, images, and wording. Work through them once when you build your first page, then reuse that page as the pattern for the rest, so the set stays consistent without anyone having to remember the hex codes.
If you run several properties, create a separate page per property and select the property when you create it. Keep the structure the same across all of them and change only the visuals and the wording. Guests do not compare your properties' pages; your team maintains them, and consistency is what makes that possible.
One page per audience
There is no rule engine inside a page that swaps content for different guests. Personalisation by segment is done by building more than one page and pointing each campaign at the right one.
Build a page for each group you actually treat differently.
Each page gets its own token.
Use that token in the campaign aimed at that audience.
Splits worth the effort:
First-time against returning. A first visit needs orientation. A returning guest already knows where the gym is, and a full welcome tour reads as though you have forgotten them.
Direct against OTA. Different things are worth saying to someone who booked with you directly.
Families against couples against business. Only if what you would show them genuinely differs.
Two pages you maintain badly are worse than one you maintain well. Every split doubles the updating, so make each one earn its place. See Audiences for building the segments themselves.
What this does not do
A single page cannot vary by guest. Different content means a different page and a different token, not a rule inside one page.
Keys, Profile, and Map cannot be styled. Those sections look identical on every page regardless of your branding.
There is no navigation menu. Links between your personalised pages are action buttons you place by hand.
Image uploads can be slow or fail to display. If an image does not appear, upload it again before assuming the page is broken.
