Leasing process overview – How we select a tenant

This article explains our leasing process from start to finish; from the moment a unit is listed to the day you receive your keys. Understanding each step helps you know what to expect and how to put your best foot forward.

The 7 steps of our leasing process

Step 1 – Listing publication The available unit is published online so prospective tenants can discover it and register their interest. Good to know: If a nominated tenant has already submitted their documents and meets all eligibility criteria, the unit will not be listed publicly.


Step 2 – Viewing invitations A group of candidates is randomly selected from those who registered interest and invited to a viewing.

  • Viewings are held in groups. Individual viewings are not available.

  • The scheduled time is fixed and cannot be rescheduled.


Step 3 – Document submission After attending the viewing, all interested candidates must upload their required documents as soon as possible.

  • Each applicant must submit their own documents individually. Even if applying as a group or couple.

  • Submitting your documents earlier increases your chances of being selected.


Step 4 – Screening & selection All applicants are reviewed against two key criteria:

  • Financial requirement: gross income must be at least 3× the monthly rent.

  • Background check: security and reference screening.

Outcome:

  • If at least one candidate qualifies → one applicant is selected to proceed.

  • If no candidates qualify → a new viewing is scheduled with a different group.


Step 5 – Offer to lease The selected candidate receives a formal lease offer by email.

  • The contract start date is fixed and cannot be changed.

  • To accept, simply reply to the offer email confirming your acceptance.

    If the offer is rejected: Another eligible candidate from the same viewing group may be selected. If no suitable alternative is available, a new viewing will be arranged with a new group.


Step 6 – Contract & signing Once the offer is accepted, the lease contract is issued to you for signing.

If contract signing is not completed: Another eligible candidate from the same viewing group may be selected. If no suitable alternative is available, a new viewing will be arranged with a new group.


Step 7 – Key handover After the contract is signed, your key handover is scheduled.

  • Key handover takes place on your contract start date.

  • Location: the leased unit itself.
